Understanding Modular, Mobile, and Manufactured Homes

Modular Homes

  • Construction: Built in sections within a controlled factory environment, then transported and assembled on-site.

  • Foundation: Set on permanent foundations of masonry block, poured concrete, or wood.

  • Code Compliance: Adheres to local building codes, just like traditional stick-built homes.

  • Mobility: Cannot be moved once constructed.

Mobile Homes

  • Era: Built before 1976, prior to the implementation of HUD Standards.

  • Quality: Generally not constructed to federal or local codes, resulting in poorer quality.

  • Legacy: Considered the predecessor to manufactured homes.

Manufactured Homes

  • Era: Constructed from 1976 onward, following the establishment of HUD Standards.

  • Code: Built to the Manufactured Home Construction and Safety Standards (HUD Code).

  • Identification:

    • Red Certification Label: Located on the exterior of each transportable section.

    • Interior Data Plate: Provides additional details about the home.

  • Construction: Built in a factory and transported on a permanent chassis.

  • Improvements: Enhanced quality, safety, and energy efficiency compared to pre-1976 mobile homes.


What is a HUD Permanent Foundation Inspection?
A HUD Permanent Foundation Inspection ensures compliance with specific structural standards, including:

  1. Anchoring: Confirming the manufactured home is permanently tied down.

  2. Stability: Ensuring the home cannot float off piers or its foundation.

  3. Drainage: Verifying proper drainage to prevent crawlspace or basement flooding.


Engineering Inspections for Additions

  • Regulations: Decks, porches, and room additions are governed by state or local construction codes, not HUD Standards.

  • Conformance: If an addition has been attached to a manufactured home after installation, it may take the home out of compliance with HUD Standards.


How Long Does It Take to Receive an Engineering Inspection Report?

  • Site Visit: Typically conducted within 2 to 3 days of scheduling.

  • Report Turnaround: Reports are usually completed and returned within an additional 2 to 3 days once submitted to the engineer, sometimes sooner.
